Seattle post-construction runs from a downtown tenant improvement on a booked freight elevator to a Ballard bungalow gutted to the studs. The first is a logistics job with a cleaning component; the second is a cleaning job with a parking problem. Both get walked before a number is given.

About Seattle

Seattle is really two cleaning problems in one city. Downtown, South Lake Union, and Belltown are glass, elevators, and offices that empty out at six — commercial work that has to happen after hours and leave no trace by morning. North and west of there, neighborhoods like Ballard, Wallingford, and West Seattle are full of pre-war bungalows and craftsman homes with original woodwork, tall baseboards, and single-pane sills that hold a season of grime.

What post-construction cleanup covers

Clothing racks wrapped in protective plastic during store cleaning

Post-construction is the only cleaning job with a deadline somebody else set. The certificate of occupancy, the tenant walkthrough, the open house — the date is fixed before we are called, and the clean is the last thing standing between the building and the people waiting for it.

Heritage does the full sequence: rough clean once the trades are out, then the final detail that actually gets inspected. Drywall dust out of tracks and returns, adhesive and sticker residue off glass and fixtures, paint flecks off hardware, and a floor that has been gone over enough times that it stops producing dust.

Priced per square foot after a walkthrough, with a $450 project minimum. Terms are Net 15. We quote the scope we can actually finish before your date rather than the number that wins the job and misses it.

Common questions

What is the minimum?

$450 per project. Below that the mobilisation costs more than the clean, and quoting under it would mean cutting the final detail — which is the part that gets inspected.

Do you do the rough clean and the final, or only one?

Either. Many contractors book both: a rough clean once the trades are out so the space can be worked in, then the final detail closer to the handover date. Booking both is usually cheaper than one heroic pass at the end.

Can you hit our certificate of occupancy date?

We will tell you honestly at the walkthrough. If the date does not leave room for the scope, we say so before you book rather than after. That is worth more to you than an optimistic yes.

Do you carry insurance for an active job site?

Yes. WA Contractor License HERITBS745D6 and $2,000,000 general liability aggregate through Farmers. We send the certificate to your GC or property manager before the first day on site.
