In Black Diamond's historic downtown buildings a deep clean has a clear ceiling and we would rather name it than discover it together. Painted-over hardware, worn linoleum seams, and grout laid before sealing was standard will improve substantially and then stop. We show you where that line is on a test area before you commit to the whole space.
About Black Diamond
Black Diamond is two towns sharing a name. The historic core is a former coal-mining settlement of small early-century houses on narrow lots. A mile away, the Ten Trails master plan has been delivering hundreds of brand-new homes with sealed floors, quartz counters, and construction dust still working its way out of the vents. Those two halves need almost opposite cleaning, and quoting one at the other one is rate is how a job goes wrong here.
What deep clean & sanitization covers

A deep clean is not a longer nightly clean. It is a different job: inside the appliances, behind the fixtures, the tops of partitions and door frames, the grout, the vent covers, the baseboards nobody has looked at since the space was painted.
Facilities book this after an illness runs through a staff, before an inspection or an audit, at the start or end of a lease, after a renovation, or when a building has quietly accumulated a year of ordinary use. It takes two to three times as long as a routine visit, and it is the honest starting point for a janitorial contract on a space that has been neglected.
Sanitization is quoted with it or without it. When it is included we use EPA-registered disinfectants applied for their full contact time and tell you which product went where, because a disinfection claim that cannot be named is not a claim worth paying for.

- Tile and grout scrubbed in restrooms and kitchens
- Behind and under movable furniture and equipment
Common questions
How long does a deep clean take?
It depends on square footage and how long it has been. A small suite that is generally maintained might take four to six hours; a facility that has never had one can take a full day or more. We give you a realistic window after walking the space, not before.
Do we need a deep clean before starting a janitorial contract?
Usually, but not always. If the space is already in good shape we will start you on the routine schedule and save you the cost. We would rather hold an account for three years than win it with one oversold first invoice.
Is disinfection included or extra?
It is quoted as its own line so you can see what it costs and decide. Where it is included we apply EPA-registered disinfectants for their full dwell time and document which product was used where.
Can a deep clean remove hard water stains and old grout discoloration?
Often, substantially. Not always completely — mineral etching in glass and grout stained for years may improve without disappearing. We tell you what to expect before we start rather than after.
