Janitorial · Medical · Post-Construction — King County
Spaces that hold up
to a second look.
That is the whole job.
Heritage Building Services cleans offices, clinics, and commercial buildings across King County — janitorial contracts, medical suites, post-construction handovers, floor care, day porters, and unit turnover, quoted by an owner who still walks the job.

Heritage Building Services LLC
Owned and run by Doraneli Quiroz
Why property managers choose Heritage
You talk to the owner
The person who quotes your building is the person who answers the phone when something needs fixing. There is no account manager in between.
Quoted after a walkthrough
We price what your space needs, not a per-square-foot average. If a cheaper scope would serve you better, that is the one we quote.
The same crew, every visit
Consistency is most of what people are actually buying. Nobody has to re-explain the alarm code, the fragile shelf, or the room to skip.
Bilingual, start to finish
Quotes, scopes, and scheduling in English or Spanish — whichever one gets the detail right the first time.
Why Heritage
Honesty is the service. The cleaning is how we prove it.
Doraneli Quiroz started Heritage Building Services because the industry taught her exactly what she did not want to run: a company that quotes low, sends whoever is available, and hopes nobody looks closely.
So Heritage does the opposite. We quote what the work actually takes. We tell you when you do not need the more expensive service. We send the same people to the same buildings. And when something is missed, you call the owner and it gets fixed — no ticket, no escalation, no third party.
That is not a marketing angle. It is the only way a small company earns the second year of a contract.
What we do
Eight services, one standard
Contracted and one-time, from a nightly janitorial route to a single post-construction handover. If your job is not on this list, ask anyway — a lot of what we do started as somebody asking.

How it works
Three steps, and none of them are a sales call.
- 1
Tell us the space
Send the form, call, or message on WhatsApp. Square footage, how often, and anything unusual about access.
- 2
We walk it and quote it
A free walkthrough of the building, on your access hours. You get a written scope and a real number, not a per-square-foot average.
- 3
We start, and we keep showing up
Same crew, same schedule. If a visit misses the mark, call within 24 hours and we come back.
Where we work
Seattle and King County
We are a mobile service covering 33 communities across King County, from Seattle and the Eastside out to the Snoqualmie Valley and the US 2 corridor.
Frequently asked questions
The questions we get before every quote. If yours is not here, ask — we will answer it straight.
Are you licensed and insured?
Heritage Building Services LLC is a registered Washington limited liability company and carries liability coverage. We send a certificate of insurance to your property manager or general contractor before the first visit, and we will send one to anyone in your organization who needs it on file.
How much does cleaning cost?
We quote per job rather than publishing a price list, because square footage on its own predicts almost nothing. A 2,000 square foot office with two restrooms and a break room is a completely different job than a 2,000 square foot warehouse floor. Every quote includes a free walkthrough, because that is the only way to price access hours, floor types, and traffic honestly.
What areas do you cover?
We cover 33 communities across King County: Auburn, Baring, Bellevue, Black Diamond, Bothell, Burton, Carnation, Duvall, Enumclaw, Fall City, Federal Way, Hobart, Issaquah, Kenmore, Kent, Kirkland, Maple Valley, Medina, Mercer Island, North Bend, Pacific, Preston, Ravensdale, Redmond, Redondo, Renton, Sammamish, Seahurst, Seattle, Skykomish, Snoqualmie, Vashon, and Woodinville. Our Bellevue coverage includes Clyde Hill, Hunts Point, Yarrow Point, and Beaux Arts Village; Seahurst covers Burien; Auburn covers Algona. We are a mobile service, so if you are just outside that list it is worth asking rather than assuming.
Do you speak Spanish?
Yes. Quotes, written scopes, scheduling, and day-to-day communication all happen in English or Spanish, whichever you prefer. The whole site exists in both languages for the same reason.
Do you bring your own supplies?
Yes, on every account. If your building requires specific products — a mandated disinfectant, or a particular finish for your floors — we use yours instead and note it in the scope.
Can you clean after hours or on weekends?
Almost all of our work is after hours, before opening, or between shifts, and weekends are available. Tell us your access hours at the walkthrough and we build the schedule around them rather than around ours.
Get a real quote, not a guess.
Tell us about the space and we will come back with a written scope and a number. No obligation, and no pressure if the answer turns out to be no.
